Hired as exclusive Development Team leader to: Source real estate, negotiate leases and purchase, perform due diligence, entitlements, design, build and store fit out management for 100 completed locations and over 400 sites.
Drafted the expansion and development procedures utilised by F&E for all locations.
Asked to tour the UK and view stores in England, Scotland, Wales and Ireland.

Acted as Corp Agent on all developed locations with Corporate signing powers of attorney.
Case Study: In San Diego the laws of development created an $800,000 traffic use fee for F&E. We met with the City, researched local laws and petitioned to have the laws reinterpreted. Our request was granted and we saved F&E multiple millions of dollars in fees.

VOI decided to sell the location and had been advised by real estate agents and professional that $12-15 Million was the max they could expect for the sale. We took on the task of marketing and a creative manner and sold location for $21,000,000.
Located and purchased locations for VOI in Moreno Valley (302 acres) and Chino Ca. for new World Wide headquarters and meeting house. Designed and built Chino Location.
 
Mexico Location
Worked with local Mexican official, landlords and operators to secure facility in Ensenada, Mexico.
 
Victory Outreach Chino
Purchased land, designed and managed the construction of 40,000sq ft. facility with seating for over 1000, broadcast and recording facilities, retail sales, offices and performance stage.
Successfully fought City efforts to restrict use, facilitated and managed construction, lenders, contractors.

Over the last 13 years from 2003 and on-going, Discount Tire Company's Construction Department and WLG and Associated firms have collaborated to construct over 240 stores in 25 states. The wide spectrum of services rendered is inclusive of site location, site and building design, and construction and administration.  Each store has been designed to meet local Architectural themes, Zoning Ordinances, and Site Restrictions while ensuring corporate identity in maintaining clean operations.  There is an inherent stigma associated with automotive service and repair, which often creates local opposition. We have a 99% success rate in overcoming opposition, and delivering a store that addresses landlord, city and public concerns through creative design solutions.

Our Team was chosen by Daphne's Greek Café to revitalize and value engineer their typical store. Based on a 1,500 square foot model, our designs and studies streamlined their back of house which resulted in an increase to the restaurants' size and allowed for additional seating for 20 guests. Along with our value engineering efforts, we collaborated with the client's in-house team to redesign the interior space blending Greek culture and lively ambiance to enhance the customers experience. Our solutions demonstrated to the client maximum return on investment with no compromise to the design.  A shining example was the Daphne's that went into the first food court at the University of Southern California, completed in record time.

Locations that WLG and Associates have designed for and completed are across the nation in Florida, California and Washington.

  • Asked to shut down old manufacturing plant and relocate to new location in 30 days.
  • City processing time was minimum of 6 months.
  • Worked with the Mayor and City of Aurora to streamline their process, received a commendation from the Mayor and City manager.
  • Reduced the process time to 2 weeks, moved the plant and performed remodel of new plant within 30 days. Worked to re-write the City of Aurora Planning Dept. procedures.

 
Pensacola Florida

  • After Hurricane Katrina, the lumber yard and manufacturing facilities were red tagged by City.
  • Immediately worked with City officials, Fire Dept. and client to remove those red tags, rebuild damaged facilities and reopen locations.
  • Location opened far sooner than similarly damaged businesses.

 
Succasunna, New Jersey

  • After retail and manufacturing facility lost in a large fire we found new location secured it for clients use.
  • Re configured clients' process and retail layout for 30% greater efficiency and 25% increased sales in just 60 days.
  • Located 100 year old photograph showing additional access points to site.
  • Petitioned City and council and won the rights to reopen old access points providing improved delivery and traffic access to location.
